Tract Brings 450-Acre Data Center Campus to Altoona, Iowa

In recent years, Altoona, Iowa has become a premier destination for data center development, drawing industry leaders like Meta and LightEdge with development-ready land and a pro-growth environment.

Now, Tract, a developer of master-planned data center campuses, has announced a new, large-scale development in the heart of Altoona.
Tract’s Altoona campus will feature 453 acres of fully entitled land (property that is approved for further development) dedicated to data centers. The campus is expected to support over 1GW of capacity.

As the company’s first foray into the Des Moines market, the project marks a milestone for Tract’s national expansion—and a major development for Altoona’s growing data sector.

Bringing Tract’s Vision to Life

Tract worked closely with the City of Altoona to bring their vision to life.

The two groups collaborated on a thoughtful plan that aligned with the City’s long-term strategy and the company’s goals. The City, which is experienced with large-scale developments and data centers, supported Tract through annexation, rezoning, and the creation of a comprehensive development agreement.

“In Altoona, Tract was eager to work with such a forward-looking community partner who values thoughtful land planning as the tool to support smart growth,” said Graham Williams, Chief Investment Officer at Tract Capital.

“We’re excited to welcome Tract to the community and look forward to their continued investment,” said Altoona Mayor Dean O’Connor.

The development and management of the new campus is expected to generate quality jobs, enhance the local tax base, and help Altoona attract additional investment.
